A whole-property carpet clean starts at £120 for a one-bedroom home or flat and £145 for a two-bedroom. Booking the whole property works out cheaper than booking rooms individually once you reach two bedrooms or more, and it is the option most landlords, tenants and people moving house choose.

What affects the price of a carpet clean?

The four things that change a carpet cleaning price are room size, carpet material, stain severity and access. Here is how each one works in practice, so nothing on your final quote comes as a surprise.

  • Room size. Our room prices assume up to 10 m² for a hallway or boxroom and up to 15 m² for a lounge or living room. Unusually large rooms are quoted on the square metre.
  • Carpet material. Synthetic carpets clean quickly and cost the standard rate. Wool, silk and natural fibres such as sisal need lower moisture, gentler solutions and more care, so they take longer.
  • Stain severity. General soiling is covered by the standard price. Heavy pet soiling, old set-in stains or odour treatment may need a targeted treatment on top — we will tell you the cost before we do it, never after.
  • Access. Our machinery is heavy. Upper floors with no lift, narrow staircases or long carries from the van add time to the job.

Every carpet clean includes a pre-vacuum, moving light furniture, pre-treatment of visible stains, hot water extraction cleaning and grooming of the pile. There is no separate charge for any of that — it is simply how the job is done properly.

Stain removal pricing

Individual stain removal starts at £30 per stain when it is booked as part of a wider clean. If you are already having the room cleaned, ordinary stains are treated as part of the standard price.

Stains we are asked about most often — and regularly remove — include red wine, coffee, black tea, pet accidents, blood and grease. Speed matters far more than the product used: a fresh spill blotted and treated within a day is usually removable in full. See our stain removal service.

Is professional cleaning cheaper than hiring a machine?

Hiring a carpet cleaning machine usually costs £25–£35 a day plus detergent, which looks cheaper until you add your own time and the risk of over-wetting. The honest comparison is this.

Hire machines are domestic units with a fraction of the suction of professional equipment. Less suction means more water left in the carpet, which means drying times of a day or more instead of 2–4 hours, and a real risk of shrinkage, browning or mould in the underlay. You also collect the machine, do the work, and return it.

For one small room where the carpet is only lightly soiled, hiring can be reasonable. For a whole property, wool carpets, set-in stains or an end-of-tenancy clean where a deposit is at stake, professional cleaning is better value and considerably lower risk.
