Window Cleaning in London

Window cleaning in London starts with the right access plan and an agreed list of panes. Tell us whether you need exterior glass, interior glass or both; share your postcode and photographs so we can confirm what can be cleaned safely and quote for the work.

Homes, flats, offices and managed properties have different access and glazing needs. A ground-floor bay window is a different job from an upper-floor pane above a conservatory. If you are arranging a larger property clean, our end-of-tenancy cleaning service covers related interior work; ask separately which windows are included in each quote.

Scope first: a useful window-cleaning quote identifies the panes, sides of glass, access points and any frame or sill work. “All windows” can mean different things to different people.

What can you ask us to clean?

Send a short list of the windows you want assessed. We can then confirm a suitable scope, access method and availability for your property rather than assuming every window is reachable or every frame can tolerate the same treatment.

  • Exterior panes: tell us the number of storeys, whether access is from a path, garden or shared courtyard, and if any panes sit above a roof or extension.
  • Interior panes: say whether furnishings, blinds or desks need moving and whether you want this quoted with exterior work.
  • Frames and sills: ask for these separately, especially if paint is loose, seals are worn or timber needs care.
  • One-off or repeat visits: tell us whether you need a single clean, a move-out clean or ongoing maintenance.

Curtains and blinds need their own material check. See our curtain cleaning service if the window coverings also need attention.

How we assess safe access and method

Cleaner checks a ground-floor window frame and sill before exterior cleaning.

Before confirming a method, we need to know the height, ground conditions, nearby traffic, obstacles and whether windows open safely from inside. We also need to see fragile glazing, loose paint, damaged seals and anything that may need a more careful approach. Photographs of the whole elevation and close-ups of problem areas are useful.

Health and Safety Executive guidance on window cleaning says work at height should be avoided where reasonably practicable, such as through suitable telescopic poles or safe cleaning from inside. Any higher-risk access requires an appropriate plan and equipment. We will confirm the method after checking your property; the illustration above does not promise one specific technique for every booking.

  1. Tell us which panes cannot be reached from ordinary ground-level access.
  2. Mention sloping paths, locked courtyards, parking limits and overhead obstructions.
  3. Flag damaged glazing, old putty, flaking paint or a listed or historic building before work is arranged.

What affects a window-cleaning quote?

Price depends on the number and size of panes, interior versus exterior work, access, condition and travel to your postcode. First cleans can require more time than maintenance visits when build-up needs closer attention. We will explain the proposed work and any access limitation before confirming a price. We do not publish a flat per-pane rate because it can conceal the most important difference between two properties: whether the glass can be reached and treated safely.

If you manage an office, say whether work must happen outside opening hours and whether public paths or shared entrances need coordinating. That helps us plan a visit around people using the building. Our separate commercial carpet cleaning service covers interior flooring if you want a wider maintenance plan.

Getting your property ready

A few details make the quote more accurate and the visit less disruptive. Do not climb or lean out of a window to prepare for cleaning. Leave access questions to the person planning the work.

  1. Share the address, postcode, preferred dates and photographs of every elevation to be quoted.
  2. Tell us whether we can reach front and rear areas, and whether a managing agent controls access.
  3. Move small valuables away from internal sills only if you have requested inside cleaning.
  4. Let us know about pets, planted borders, newly painted frames and any concerns about old seals.

Clear glass, realistic expectations

Window cleaning removes ordinary surface dirt. Scratches, failed double-glazing seals, etched glass and peeling paint are different problems; cleaning will not repair them. If a mark appears to sit between double-glazed panes, tell us before booking. Photographs help us identify whether cleaning is likely to address what you see.

Frequently asked questions

Do you clean windows inside and outside?

Tell us which sides you need when you request a quote. We will confirm the agreed scope and access before booking. An exterior-only quote should not be assumed to include interior glass.

Can you clean upper-floor windows?

That depends on access and site conditions. Send photographs showing the full elevation and ground below; we will assess a suitable safe approach before confirming the work.

Are frames and sills included?

Please ask for them in your enquiry. Glass, frames and sills need to be listed in the agreed scope, especially when paint or seals are damaged.

Will cleaning remove condensation between double glazing?

No. Moisture between sealed panes indicates a glazing problem; cleaning the outside surface cannot reach or repair it.

Can I arrange window cleaning with another service?

You can ask for a combined quote. We will confirm each service separately, including which rooms, panes or surfaces are covered.
